How it works

You talk to us. We handle the rest.

Four steps from the first call to the money arriving, and what each one needs from you.

Step by step

From your first call to the money arriving

The same four steps, whichever option you choose.

  1. No obligation

    Talk to us

A straightforward chat in plain English, with you and anyone you would like involved. We ask about the home, your age, any loan still owing and what you are hoping to do. No pressure, no jargon.

  2. Your goals, your options

We assess what you're eligible for

We look at what you want to achieve and work out which option fits: the Pension Top-Up from Age Pension age, currently 67, or a Care Advance Loan, usually from 60. We set out what each could provide for your figures, including the effect on your pension.

  3. Step by step

We guide you through the application

Our team is beside you from the first question to the last signature. We help with anything you need along the way, and help you prepare any documents the application calls for.

  4. Your next chapter

    You receive your funds

The money arrives and your next chapter begins. We keep you informed at every stage until it does.

Two paths

Where the two options differ

After the first call the journey depends on which option fits. Each has its own page with every step.

Government scheme

Pension Top-Up

We prepare and lodge the official Services Australia application for you, and handle its letters. Services Australia makes the decision. Couples confirm their identity in person at a service centre, and once approved the money arrives each fortnight.

From Care Advance

Care Advance Loan

You apply to us. We assess the application, arrange a valuation of the home and give you a written offer. You get independent legal advice, sign, and the loan settles as a lump sum, a regular amount, a line of credit, or a mix.

Before step 1, you can check what the Pension Top-Up could pay each fortnight and what a Care Advance Loan could offer, for your age and home. It takes about a minute.

Who this is for

The people we help

Older Australians who own their home, and the families who support them. You might be planning ahead, or facing a decision this month.

Staying at home with support

You want to keep living at home with the support you need, and pay for it without selling the house.

Moving into residential care

A room deposit or daily fees are ahead, and you would rather the family home helped pay for them than be sold.

Making the most of your next chapter

Your home is paid off, or close to it, and you want to use some of its value to live well, on your own terms.

Good to know

A few things that help you plan, from who makes each decision to how long it usually takes.

Our role

We explain both options and see them through. For the Pension Top-Up, we prepare and lodge the application, and Services Australia makes the decision. For the Care Advance Loan, Care Advance assesses your application and lends. The choice to go ahead is always yours.

Independent advice

We give general information, not personal financial advice. Before you commit to anything that affects your home, get independent financial and legal advice. Services Australia's Financial Information Service is free.

How long it takes

Services Australia sets its own processing time and gives an estimated completion date when it receives an application. For a Care Advance Loan, the timing depends on the valuation and the legal advice. We keep you informed either way.
